Err, i'm not sure it's North East Lincolnshire Council's fault that Grimsby Town's stadium isn't a few hundred metres away from a high speed railway station connecting the area to both central London and the continent, and as a result hasn't attracted a private property developer to fund a gigantic £1.32bn redevelopment of the club's stadium and surrounding area which includes 3,500 homes, a 300 bed hotel and a “retail village”.

Yeah, the proposed capacity is nuts for a club of their size. Based on this season’s respective attendances alone, 8,000 seats is almost exactly equivalent to us building a 30,000 seater stadium.

Regardless, I’ll believe it when I see it.

Regardless, I’ll believe it when I see it.
I guess its abit like Crawley, probally a good thousand or more head down to London to watch Arsenal play etc.  Whatever big clubs are around there.

Ultimately the ground is a £40m element in a much wider scheme. The whole site is valued at £76m and would turn a profit in excess of £113m - the bulk of which would come from 3500 residential units and the commercial space which would support/service this new waterfront neighbourhood.

As chrisblor had already pointed out, the main value of the site comes from being 20mins from St Pancras and on the Eurostar line, so you can imagine the kind of people who’ll be buying or renting these new apartments & small townhouses.

The context in NE Lincs is starkly different.

It is a festering hole around there - Bluewater shopping centre is not going to suddenly attract thousand of fans to watch excrement football.

Eurostar services haven’t stopped at Ebbsfleet International (or Ashford International either) since 2020. It’s now a massive white elephant station with a massive car park that’s always empty.
